Florida's $250K Homestead Exemption Faces Tough Road to Passage

A proposed amendment that would dramatically expand Florida's homestead exemption appears to be falling short at the polls. Early ballot data suggests voters are leaning against the measure, which would need a supermajority of 60% to become law.

Florida homeowners and prospective buyers have been watching Amendment 3 closely — and for good reason. The measure would have doubled the existing homestead exemption from $50,000 to $250,000, potentially reducing annual property tax bills for millions of primary homeowners across the state.

But the numbers aren't looking promising. With a high threshold required for constitutional amendments in Florida, the proposal needed to clear 60% voter approval — a bar that early returns suggest it is nowhere near reaching. According to the original report, the amendment was tracking around 44% support, with those who had already submitted ballots opposing it by a margin of roughly 45% to 40%.

Opponents of the measure raised concerns that such a sweeping exemption would gut local government budgets, reducing funding for schools, emergency services, and infrastructure — costs that critics argued could ultimately be shifted onto renters and commercial property owners through other means.

For anyone considering a move to Florida, the homestead exemption has long been one of the state's most appealing financial perks for full-time residents. Under current law, qualifying homeowners can already exempt $50,000 of their home's assessed value from property taxes, and Florida's Save Our Homes cap limits how much that assessed value can rise each year. The proposed $250,000 exemption would have been a significant upgrade on top of those existing protections.

While Amendment 3 appears likely to fail this cycle, the conversation around property tax relief in Florida is far from over. Legislators and advocates on both sides are expected to revisit the issue in future sessions.

What this means if you're moving to Florida: Florida's existing homestead exemption and assessment cap still offer meaningful property tax savings for full-time residents, but the larger relief many hoped for this election cycle looks set to fall short.
